There’s nothing quite like the excitement of opening up a new project — especially when the house is full of history, character and all the little stories that come with it.

One of our favourite parts of renovation work is discovering what’s been tucked away over the years. Sure, we’d all love to stumble across a hidden safe full of treasure… but sometimes it’s the simple things — an old cigarette packet, a pre-war newspaper clipping, a long-forgotten beer bottle — that spark the best conversations on site.

Today’s find was something a bit more special: a beautiful antique enamelled log burner, hidden behind some very questionable shelving in an upstairs bedroom. It always amazes us how features like this get sealed away and forgotten for decades.

Fingers crossed the homeowners give it a new lease of life — it deserves to warm this lovely home once again for many years to come. 🔥

The hayloft door restoration is complete, and we couldn’t be happier with the result.
Years of paint, putty and wear were painstakingly removed to let the original grain shine again.
Hard to believe this was nearly written off as scrap.
Now fully treated, protected with OSMO UV Protect oil and reinstalled as a focal point at the entrance — a small but meaningful piece of the property’s history preserved.

📸 On site at our Victorian renovation & extension

Here at Edge Developments Ltd we’re marrying heritage build techniques with modern performance and sustainability. For this project we’re installing an under-floor heating system throughout the downstairs of the existing Victorian house, and we’re using some clever sustainable materials to do it right.

One star product in the build-up is the recycled foamed glass aggregate – GEOCELL Foam Glass Aggregate (also sold under the trade name Glapor). It’s made from recycled glass (up to ~99 %) and has some very attractive technical/resilience properties:
• Thermal conductivity of around 0.08 W/m·K (so good insulation)
• Closed-cell, non-capillary material: it doesn’t draw moisture up via capillary action, which gives a built-in damp barrier beneath the floor slab – ideal for solid floors in heritage buildings.
• Lightweight (bulk density around 100-150 kg/m³) and load-bearing, meaning it acts as a structural hardcore and insulation layer all in one.
• Made from recycled glass, inert, fire resistant (Class A1 non-combustible) and dimensionally stable.

The clients have chosen a beautiful sandstone slab finish for the entire downstairs. So once tuned up, the floor will be warm, hardwearing, breathable and sympathetic to the heritage fabric of the house.

We’re proud to integrate this careful material specification and installation into a heritage renovation: it keeps the original character of the Victorian house while bringing in high performance, long‐term durability and sustainability.

Breaking Through 🔨

There’s something special about the moment we break through — when two separate spaces become one. It’s one of those processes that changes a building instantly and drastically. Suddenly, what was once divided becomes connected — transforming how a home feels, flows and functions.

In this project, we removed a 9” brick wall to create a tall, arched walkway linking the existing house to the new barn conversion. The design of the opening was carefully considered — we wanted it to feel grand, light-filled and in keeping with the character of the property.

Height was key. By making the opening as tall as possible, the vaulted ceilings and oak trusses will come into view the moment you walk through, drawing your eye up and towards the light in the new space. The archway design ties in beautifully with the original property, which already features several arched openings.

We also paid close attention to the width — aiming for something impressive yet practical, ensuring the new areas remain useable for their intended purpose.

To keep things clean during the process, we created a temporary airtight tent on the house side to contain any dust from the demolition.

We can’t wait to build the finished archway and see how it transforms the flow between the two spaces.

We’ve recently completed this two-storey extension in Tunbridge Wells — creating a larger master bedroom with en-suite upstairs and a spacious new kitchen below.

Completed under permitted development, this project has completely transformed how the home functions. From top to bottom, we’ve future-proofed it with solar energy generation, air conditioning, high-performance insulation, and underfloor heating.

The new layout now flows perfectly into the garden and outdoor space — turning what was once an awkward layout into a bright, open and truly usable home.

On our Victorian barn project, the ridge tiles have been one of the biggest considerations. The originals were beautiful but sadly in a poor state — less than half were intact, and those that survived had become incredibly fragile.

Ideally, we would have had identical replicas made, but with over 100 tiles needed, this simply wasn’t possible within the client’s budget. Instead, we carefully explored the options:

Option 1 (ruled out): Fibre-reinforced GRC concrete with crests screwed and sealed in place, then spray-painted grey. While practical, they lacked the authenticity we needed and would have required ongoing maintenance.

Our chosen solution: Handmade club crested clay ridge tiles, designed to perfectly match the 75° roof pitch. These are being produced in a colour close to the originals (the sample shown is red) and will provide both durability and a sympathetic look to the slate roof.

We’re especially excited that, while slightly smaller than the originals (300mm instead of 450mm), the new ridges will give the roof a unique and special finish — one that should last another 170+ years.

Not listed, but full of history, this barn deserves the very best we can achieve within budget, and we’re confident these tiles are exactly that.

Applying OSMO Polyx Top Oil to the new oak trusses on this barn conversion.

I recommend this product time and again because it doesn’t just sit on the surface—it soaks deep into the timber to nourish it, while the natural waxes create a durable protective barrier. That means the wood can still breathe (so no cracking, peeling or blistering) but it’s also resistant to water, stains, and everyday marks.

What I really like is that it’s made from natural plant oils and waxes—sunflower, soybean and thistle oils combined with carnauba and candelilla waxes. These penetrate the wood to protect it from the inside, while the waxes give a microporous surface that’s tough but still lets the timber move naturally. It’s also food-safe once dry (not that anyone will be preparing dinner on these trusses!).

For this project, I’ve chosen the Matt finish. The aim is to let the oak’s natural grain and colour shine through—keeping it authentic without looking painted or varnished—yet still ensuring it’s protected.

For the best results, I apply two very thin coats, which gives just the right balance of durability and a beautifully natural look.

We tried out a new camera and had it in landscape mode 😬 we know now for next time 🤣

The oak trusses are in! 💪🪵 On our mid-1800s barn conversion, we used a spider crane to safely lift and position these heavy timbers, and now they’re standing proud. The vaulted ceiling is really taking shape, giving the space an incredible sense of height and volume.
Originally, the roof was supported by lower collar ties and posts that divided up the old horse stables. Now, with these new trusses carrying the ridge and purlins, the whole roof space is opened up — flooding the barn with natural light from the skylights above.
As a finishing touch, we’re crafting a staircase that will wrap around one of the trusses into the adjoining roof space… it’s going to be a showstopper. Stay tuned! ✨

Exacting heritage repairs on a mid-1800s barn
The original barge board box ends on this barn had seen better days, with sections of the timber decayed beyond repair. Our aim: to recreate them as faithfully as possible.
We selected redwood timber, matching the species used historically. While the modern, faster-grown redwood contains less sap and will inevitably decay sooner than the 19th-century timber it replaces, it offers the closest visual and structural match available.

Every area of rot was carefully cut out, with new pieces spliced in to retain as much original material as possible. This ensures both structural integrity and historical continuity.

Once repaired, the boards receive:
1️⃣ A preservative primer to protect against fungal and insect attack
2️⃣ Fine filling and sanding to achieve a smooth, weather-tight finish
3️⃣ A two-part primer/topcoat weather-shield system for long-term protection

The originals were finished in lead-based paint — once valued for its exceptional durability — but its sale in the UK has been banned since 1992 due to the health hazards of working with it. Our modern coatings will never quite match lead paint’s lifespan, but they allow us to protect the fabric safely and responsibly.

Crafting new structure with old soul.

We’re currently building new oak king post trusses to support the roof structure of this historic barn. Each truss is cut from 6x6” seasoned oak, designed not only for strength and longevity, but also with a respectful nod to the craftsmanship that came before us.

The original posts we removed had subtle chamfered detailing along the edges—nothing too elaborate, but clearly the work of a thoughtful hand. We’ve echoed that detail in our new work. Not a like-for-like replica, but a nod toward the original carpenter who added that touch of refinement all those years ago.

Given their size and the need to fit them precisely into an existing roof structure, each truss will be assembled and hoisted into place using a spider crane. It’s a delicate process that balances old and new—hand craftsmanship guided by modern lifting techniques to keep the job safe and efficient.

The roofers are scheduled in for the weekend to felt and batten, so we’re on the brink of seeing this roof take its new shape.

Bringing the details back to life.

These original mid-1800s barge boards have seen well over a century of weather, wear and repainting. We’ve carefully stripped back the old layers, exposing the true character of the timber beneath. Every crack has been filled, and where decay had taken hold, we’ve precisely cut out and spliced in new timber to match the originals – down to the smallest detail.

The exposed rafters that sit on the purlins and support the barge boards also showed signs of woodworm, so they’ve been treated and left to dry fully before any further prep begins.

It would have been far easier — and much cheaper — to remove these and replace them with modern uPVC alternatives. But doing so would erase a small but important piece of this building’s heritage. Instead, we’ve chosen to restore what’s there, keeping its history alive for future generations to appreciate.

Stripped back and weathered in. 🌞 ☔️

We’ve just finished clearing out the empty side of the barn and have carefully tarped it up ready for the roofers to move in.

As always, we’ve salvaged as many of the original slates as possible to be reused elsewhere or sold through a local reclamation yard — minimal waste, maximum reuse.

The existing roof had been in place since the mid-1800s — making it well over 170 years old — so it’s no surprise we found countless repairs, loose fixings, and tired sections.

The new roof will be finished in a high-grade grey Spanish slate with some beautifully considered details that will really set it apart from anything else on the street. Watch this space… this one’s going to be a bit special.

Not just vents — tiny works of art.

Around Haylofts, we’ve been finding these beautiful little details — original Victorian cast iron air vent grilles.

Delicately patterned, ornate, and full of charm, they were designed not just to serve a purpose but to look good doing it — even in places no one would ever really see.

These grilles were most likely sand-cast in iron foundries during the late 19th century, a time when even the most functional parts of a building were crafted with care and beauty in mind. The Victorians had a particular obsession with detail, especially in domestic architecture, and mass production didn’t mean cutting corners — it meant embellishing everyday life.

It’s easy to overlook small pieces like this, but they tell such a story about the values of the time.

We’ll be cleaning and reusing as many of them as we can during the renovation — details like these deserve to be seen again.

We always try to preserve and reuse old timber wherever we can. There’s something special about it – the strength, the grain, the smell, the story it carries. But sometimes, no matter how much we want to save it, the damage runs too deep.

This pitch pine wall plate and the rafters it supported have unfortunately succumbed to rot and woodworm – which for those that don’t know is a wood-boring beetle.
The root cause?
The old lead valleys above had started to fail. After 150+ years doing their job, the lead had holed in places, letting rainwater in. And once water finds its way to timber, especially in concealed roof spaces, it creates the perfect conditions for decay.

It’s a real shame – this timber has held up a roof for generations. But sometimes the kindest thing to do is let it go and replace it with care, so the building can stand strong for the next hundred years.

From stables to statement space.

This room used to house four horses — complete with hay loft above. We’re now in the process of converting it into a bright, open plan kitchen and living area with vaulted ceilings and exposed oak trusses.

First step: replacing the rotten rafters and forming openings for four electric Velux windows. The placement of both the Veluxes and the oak trusses has been carefully designed to let natural light pour in, while the beams cast soft shadows across the room — creating a balanced, airy atmosphere.

This reel captures a bit of the graft that goes into making that vision happen. Time lapse isn’t perfect (first go at it!) — but it gives a good sense of the process.

🔨 Project Update from Edge Developments Ltd!

When we started work on the new roof extension, we initially planned to move just one of the existing solar panels to accommodate the new roof pitch. However, as the project progressed, it became clear that moving just one panel wouldn’t be enough.

In fact, we ended up having to carefully move all ten solar panels, which involved not only relocating them but also replacing some of the mounting rails — turning what seemed like a small adjustment into a much bigger task.

A huge thanks to the team at Wells Renewables, who handled the complex work with skill and professionalism. Their expertise ensured the solar panels remained fully functional throughout and after the move.

Another hot day on site at our Tunbridge Wells project. 🥵 🌞

We’ve now stripped the existing slate covering from this mid-18th century roof, allowing us to assess and begin removing any compromised or decayed structural timbers.

This will pave the way for the installation of a new vaulted ceiling structure, featuring substantial oak king post trusses.

We’ve just started stripping the original slate roof from this mid-1800s building, which once served as servants’ quarters and stables for a nearby manor house. This is still the original roof, fixed with steel nails — common at the time, but prone to rusting over decades of exposure. Once they fail, the slates follow.

As you can see, this roof has been patched many times and has now reached the end of its life in its current form. But we’re here to give it a new lease on life. We’ll be repairing rotten timbers, installing a breathable membrane, new battens, and fixing the new slates with copper nails — built to last another century.

There’s something incredibly rewarding about uncovering the hidden details in buildings like this — a former stable and servants’ quarters dating back to the mid-1800s.

We’re always fascinated by what we find: original timbers, handmade fixtures, or the remnants of a cobbled road that once ran through the garden and on into the neighbouring property — all telling quiet stories of the past.

As builders, we don’t just see these as features — we see craftsmanship, history, and human effort. I often find myself wondering: How did they do this 175 years ago? What tools did they have? How long would it have taken them?

Wherever possible, we restore, repurpose, or carefully preserve these details — not just for their beauty, but because they deserve to be remembered. These old buildings are a living link to the past, and it’s vital that their stories aren’t lost to time.

With new regulation since June 2022, you can see that a 150mm cavity is required between the inner and outer skins of the walls which creates very thick walls approximately 450mm. It does however make for a very warm wall allowing for the extra insulation 🏠 ❄️
